Newark, CA Home Market Update: October 2026
Newark single-family homes sold for a median of $1,410,000 over the past 12 months, typically about 1.8% above the asking price and in just 14 days. The last few months look slightly softer: homes are selling right at asking and taking about a week longer.

Single-family homes: still moving fast, but at asking
Over the past 12 months, 255 single-family homes closed in Newark. The average sale price of $1,460,398 was about 1.8% above the average list price of $1,434,258.
Since July the picture has cooled a little. 69 homes closed, the median time on market rose from 14 to 20 days, and sales landed almost exactly at asking (an average sale price of $1,442,006 against an average list price of $1,442,888). The recent median of $1,350,000 is about 4% below the 12-month median, but the average sale price moved only about 1.3%, and 69 sales is a small sample, so I would not read it as a trend yet.
Condos and townhomes: steady
110 condos and townhomes closed over the past 12 months at a median of $820,000, almost exactly the median list price of $821,500, with a median of 17 days on market. Since July the median sale price was $826,800 across 31 sales, with the same 17 days on market.
The typical single-family home here costs about $590,000 more than the typical condo or townhome ($1,410,000 versus $820,000), so condos and townhomes are a common way into the Newark market.
Inventory today
There are 49 active single-family listings plus 8 coming soon, and 27 active condo/townhome listings plus 5 coming soon. At the sales pace of the past year, that is roughly 2.3 months of single-family supply (49 listings divided by about 21 sales a month) and about 3 months for condos and townhomes (27 divided by about 9 a month). Under about four months of supply is usually considered a seller-favoring market.
What this means for buyers
- Expect to pay close to asking. Recent single-family sales landed at list price rather than above it, so there may be a little more room to negotiate than over the full year.
- Be ready to move. The typical Newark home sold after 14 to 20 days on the market.
What this means for sellers
- Price for today's market, not the 12-month average. Recent single-family sales are closing at asking, not over it.
- Presentation still pays. Well-prepared homes continue to sell in under three weeks at the median.
